Gas-fired water heaters run every day, all year, regardless of season. Utility gas heats more occupied homes in Essex County, Massachusetts than any other fuel, at 56.4% (2020-2024 ACS 5-year). That share of the housing stock means contractors working water heater repairs here see a lot of burner assemblies, thermocouples, and gas valves that have been cycling steadily for years. The wear is in the ignition components first, then the thermocouple, then the gas valve itself. A contractor who skips a combustion check and replaces only the obvious failed part can leave the homeowner with a functioning heater that drops again inside a year, because the adjacent components were already degraded.

Half the homes in Essex County, Massachusetts were built in 1960 or earlier (2020-2024 ACS 5-year). In a county where the typical house carries plumbing from that era, what a contractor finds once a water heater is open depends as much on what the supply lines and fittings have deposited into the tank as on how the unit itself has worn. Galvanized pipe corrodes inward, shedding scale that settles at the bottom of a tank and cuts into the heating element and anode rod faster than manufacturers rate for clean water. The repair scope is set by that accumulation, not by the unit's age tag alone.

The Parts of a Water Heater a Contractor Checks During a Repair

The tank is what most homeowners picture first: a large insulated vessel, usually standing in a basement, utility closet, or garage, that holds and heats a supply of water. Attached to it is the burner or heating element, which does the actual work of raising the water's temperature, and the thermostat, which tells it when to run.

The pressure relief valve sits on the side of the tank and opens if pressure inside climbs too high. The anode rod hangs inside the tank to slow corrosion of the metal walls. Inlet and outlet pipes connect the unit to the home's cold supply and hot distribution lines, and the flue or exhaust vent carries combustion gases out of the house on gas-fired models.

The drawing shows a typical water heater layout, and a licensed contractor determines which components apply to the specific unit and installation in your home.
